Michael P. Clover provides honest and ethical appraisals for Chippewa County

For honest and ethical appraisals, count on Michael P. Clover

We think of what we do as a profession. The rigors of becoming a licensed appraiser have increased more than ever before. That's why it goes without question in this day and age that real estate appraisal can certainly be called a profession rather than a trade. As with any profession we are bound by ethical considerations.

We have a lot of obligations as appraisers, but first and foremost we answer to our clients. Typically, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Certain details relating to an assignment are to be discussed with the appraiser's client. As a homeowner, if you want to review the appraisal document, you generally should obtain it from your lender and not the appraiser.

Other obligations include accurate sums appropriate to the nature of the assignment, acquiring and maintaining a certain level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at Michael P. Clover, we take these ethical responsibilities very to heart.

Appraisers will sometimes be obligated to consider the interests of third parties, including homeowners, buyers and sellers, or others. Those third parties normally are spelled out in the appraisal assignment itself. An appraiser's fiduciary duty is only to those parties who the appraiser knows, based on the scope of work or other written parameters of the order.

Michael P. Clover has worked hard for its reputation for providing appraisals with the highest of ethics. Contact us today to learn more.

Appraisers also have rules outside of boundaries of clients and others. For example, appraisers must store their work files for a minimum of five years - something else Michael P. Clover diligently adheres to.

We require the highest professional integrity possible from ourselves. Doing assignments where our fee is dependent on our value conclusion is not something we can consider. That is, we are not able to agree to do an appraisal report and collect payment on the contingency of the loan closing. There's an obvious conflict of interest if an appraiser can report an unsubstantiated value and then get paid more money!

Finally, the Uniform Standards of Professional Appraisal Practice explicitly states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be assured we are doing everything we can to get you an accurate home or property value.

With Michael P. Clover, you won't have any doubts that you're receiving 100 percent ethical, honest service.
